Property Finder Opportunities

We welcome all new and aspiring investors.   A substantial number of our purchases are brought to us by people who are just getting started in the business.  The first step in starting is learning how to find deals.  Our mentorship program does not cost you a dime.  However, geographic areas are limited, so we can only deal with very serious candidates.  We pay our students anywhere from $1000 to $3000 per deal as they learn.   If you are interested in doing your own deals at some point, we have a program to help you meet that goal as well. How it works:

Regardless of where you are in your real estate investing career we can help you maximize your efforts. We can also help you get to the next step.  Finding deals is the most important part of real estate investing, so that is what we teach you to do first.  You don't need to spend a fortune in ads or materials to become a successful Property Locator.  And you certainly do not need to spend $1000s on expensive seminars before getting started.

The difficulty most new investors face is that it may take many years of apprenticing to build up the capital and credit required to purchase their own deals.  Luckily we offer our colleagues the opportunity to become investors much sooner.  If at any time you would like to become a 50/50 partner in a deal you help us acquire,  we would love to work with you.  All that is required is that you have enough money on hand to split the down payment and fix up costs for the project.  WE SUPPLY THE REST OF THE PURCHASE MONEY.  Feel free to give us a call for more information or for help with ANY of your deals.

DO NOT LOOK AT ANYTHING THAT IS LISTED FOR SALE WITH AN AGENT:  Unless you have relationships with REO agents during a serious depression in the market (where there are more cheap houses than cash buyers), you don't want to be looking at ANY properties for sale on the MLS.  I even recommend you don't look at anything that is ALREADY FOR SALE.   If you buy a property that the whole world knows is for sale, and you are the winning bid. You are the best offer they've received. So that means YOU have agreed to pay MORE THAN ANYONE ELSE IS WILLING for that property-- even the least experienced investor who saw it.   Experienced investors don't do that. Only retail buyers, and end users who want to live in the property do that.   The reason we are able to buy property at a discount is because KNOW ONE KNOWS IT'S FOR SALE EXCEPT US.   So don't be one of the herd. Get out there and create your own deals. 

 

BUSINESS CARD TOSSING: We have been at this business for more than 18 years, and we know which ground roots marketing techniques work and which do not.  I'm not talking about expensive ads or billboards. Our top three methods for acquiring leads require some time and effort, but very little money. In our experience the best way to get started is to purchase 1000 inexpensive business cards that read "I WANT TO BUY YOUR HOUSE" at the top in larger font. Beneath that include "I can close in 10 days or less, buy hour house as-is with no repairs. And I can even rent the house back to you for upto a year or more."   Put each of these business cards in a small clear ziplock bag along with a small rock (about an inch in diameter).  Keep about 50 of these bags in your car at all times.  Whenever you are driving neighborhoods and see a house in rough condition (peeling paint, overgrown grass, junk in the yard, etc.) simply roll down the car window and toss on of the business cards onto the porch. Thanks to the small rock in the baggie, you don't even have to leave your car.   

 

I've started people out with this technique for years. As soon as they got a response from a homeowner they would get as much information from them as possible about their situation, and then they would contact me to help them put an offer together.  That was it!  They didn't have to know anything about real estate or even how and escrow worked.  If our offer was accepted they would receive their fee within a week or two.  So rather than spend a fortune on expensive real estate seminars that teach you very little, consider working with Inland Buyers and getting paid to do REAL DEALS!

 

BANDIT SIGNS: If you have access to bit more start-up capital, I would also recommend posting "I BUY HOUSES" signs on telephone polls in your target neighborhoods.  You can buy them very inexpensively from a website called www.dirtcheapsigns.com for just 0.80 each.  You should focus on the most affordable safe neighborhoods in your city.  Make sure you take a step stool with you to post them high where people cannot reach them. Otherwise they will tear them down. Also be sure to use roofing nails instead of staples to secure them. 

 

THE GIFT OF GAB: Finally, make an effort to stop and talk to anyone you can when you are driving your target neighborhoods. Look for people watering their lawn, sitting on their porch, or having a garage sale. You can give these people your card and ask if anyone in the area is planning to moving out soon, selling, being evicted, divorcing, getting too old to live on their own, etc. Once in a while the person having the garage sale is planning on moving themselves. It really is this simple. Again, no need to spend a fortune on seminars or expensive ads.  These techniques really are STILL the very best way to find good leads.
