Need to sell an aging parent's home?

Elderly parents living alone often spend the last few year of their independence becoming less and less able to take care of their home. Whether it be their financial situation or their inability to get around, it is very common to see a property deteriorate rapidly as the owner begins to get toward the tale end of his or her "golden years." Many of the so-called hoarder houses we deal with are a result of this very scenario. Elderly homeowners often lose touch with what is an acceptable level of clutter and cleanliness, and they often have no one else around to point it out, or help keep things tidy.

Because adult children often do not live in the area, it is very common to see them stop what they are doing and take off several days or weeks to locate a retirement facility, nursing home or assisted living facility where they can place their parents for the care and supervision they require. This is usually very difficult for everyone involved, but deciding what to do with the house afterward can make the situation even more stressful.

When siblings get together to discuss what to do with their parents' home they are often in disagreement. One may want to spend thousands to fix it up and resell it for top dollar. Another may not be able to pitch in the money to do so. Still others may live out of the are and are therefore unable to contribute the time an effort required. Because of these challenges we receive many calls from people who would rather sell their parents' home as-is and cash out in 10 days or less.

Once in a while there is animosity and distrust among siblings. Therefore we are able to set up payment in advance through escrow so each sibling receives the agreed upon share to which they are entitled. Often times the proceeds are directed to a trustee who is in charge of a fund set up to pay future expenses incurred on the parents' behalf.
